If fiber cement is outside your budget, Prodigy insulated vinyl siding is the best vinyl option we’ve found. Thicker than standard vinyl, foam-backed for insulation, and holds up better in heat. $3–5/sq ft installed. Good for 10–12 years in Austin conditions.

Almost certainly yes. Fiber cement is the preferred material for most Travis County HOAs — Circle C, Steiner Ranch, Avery Ranch, and Falconhead all approve it without issue. We handle the HOA application and provide spec sheets for the architectural review committee. We’ve never had a James Hardie application denied.
James Hardie warrants their fiber cement for 30 years, but in practice it lasts 40–50 years with minimal maintenance. The ColorPlus factory finish needs repainting around year 15–20. Compare that to vinyl (8–12 years) or wood (5–8 years before it needs serious attention). In Austin’s UV environment, fiber cement is the clear winner for longevity.
We don’t recommend it and won’t do it. Proper installation requires stripping old siding, inspecting the sheathing and moisture barrier, making repairs, then installing fresh. Layering over old material traps moisture and voids the warranty. It’s a shortcut that creates bigger problems.
Fiber cement itself isn’t an insulator, but the installation process matters. When we strip your old siding, we inspect and upgrade the house wrap and can add rigid foam insulation behind the new boards. Homeowners typically see a 10–15% reduction in cooling costs after a proper re-side — partly from better air sealing, partly from the insulation upgrade.
